The coastline is the local concern. Raumati has more private properties at risk from erosion than anywhere else on the Kāpiti Coast, a storm in 1976 removed up to 15 metres of coastline, and the council has scheduled a replacement seawall to begin in 2026/27. Businesses close to the beach should expect salt spray and the occasional storm surge, so outdoor gear such as sockets, lights, signs and meter boxes should be coastal-rated and checked regularly. Fittings facing the beach are best inspected after each big storm. Anything hit by seawater or flooding is tested before it goes back on.

Shopping village premises vary from older buildings with boards extended over the years to newer builds with modern protection, and older beach buildings may have small boards with no spare ways.
